     SM395 has an incredible location, perhaps the most desirable on the island:  fronting beautiful, pristine, sandy Dawn Beach with an exceptional view of the Atlantic Ocean and island of St. Barths in the distance.  Here you will find some of the best swimming conditions and snorkeling on the island.  

     Just behind the property is a safe harbor, Oyster Pond, home to distinguished yachts and sailboats.  If you are a ‘beach person’ and desire the special ambiance of a boutique property, this is the place for you!  Beautiful, white sandy Dawn Beach is right at your doopstep.  Enjoy spectacular sunrises over the turquoise blue Atlantic Ocean.

     SM395 is a beautiful three (3) bedroom, 3.5 bath, centrally air-conditioned, luxury villa located on Dawn Beach.  The living/dining area is very spacious - high ceilings - and elegantly decorated with comfortable, sophisticated designer furnishings set on Travertine floors found inside and out.  The living area provides a wonderful entertainment space, enhanced by a large flat screen TV with Surround Sound and a DVD player.  The dining table accommodates seating for eight (8) persons; there are also bar stools around the breakfast bar by the kitchen area.

     Large glass doors opening to the outside terrace areas, providing an outdoor ambiance indoors and maximum enjoyment of the constant trade winds.  A spacious terrace area in front of the beach features the private pool, with relaxing gazebo, lounge chairs and covered dining area with seating for six (6) persons.  

     A gourmet cook's delight, the fully-equipped Effe Ti Italian kitchen offers the ultimate in kitchen design, including but not limited to Viking electric cooktop, oven and refrigerator/ freezer with icemaker; dishwasher; wine cooler; Cuisinart cookware; espresso machine; grind and brew coffee pot; griddler; food processor and more.  

     The Master Bedroom offers a king-size bed and boasts spectacular views of Dawn Beach.  Bedroom #2 has a queen-size bed, and Bedroom #3 is outfitted with two double beds.  Each bedroom features spacious closets, a flat screen TV and en-suite bathroom.

     Each en-suite bathroom is appointed with a Hansgrohe rainshower system, marble and granite countertops, glass sinks, granite-lined shower enclosures with glass doors and Donbracht faucets.

     There is a small convenience store right around the corner by the marina that is very well stocked with groceries, fresh pastries + muffins, cereal, cheese, snacks, juice, soda, great French wines, liquor and an assortment of other items.  The villa can be stocked with your grocery list prior to arrival, upon request. A marina and several restaurants can be found within 5 minute's walk or less.

     About a quarter mile away down the beach you will find a resort which offers a variety of dining options, spa, casino and shopping.  Also within walking distance are other dining (breakfast, lunch and dinner) options, watersports equipment rentals, etc..

     Conceirge service is provided for guests at SM395, and includes complimentary airport meet + greet, and a welcome basket.  Arrangements for restaurant reservations, babysitting, watersports, sightseeing et al can be made on site.

     This property is only 15 minutes from Philipsburg, the Dutch capital; 20 minutes from Grand Case (for the island’s best dining experience); and 20 minutes from the French capital of Marigot.  Princess Julianna International Airport is about a 40 minute ride.  There is a small convenience store across the road from the villa.
